Chapter 475 of the Florida Statutes and Chapter 61J2 of the Florida Administrative Code are the guiding lights for any Florida real estate licensee.  This course will cover updates on Chapter 475 and Chapter 61J2 as well as current topics on agency, taxes, and other laws that affect Florida real estate both on the state and national level.  
Many licensees find themselves in trouble due to ignorance of the law, not the intentional disregard for the law.  It is this and other unfortunate circumstances that Florida real estate continuing education intends to eradicate.  The Core Law course is a required prerequisite for renewing your license.

ATTENDANCE POLICY
1. FREC requires a licensee to attend 90% of each of the classroom hours. Physical attendance is required for the duration of class.
Please allow adequate commute time. This policy is strictly enforced.

2. You are required to sign-in/sign-out to be recorded as attended and earn CE.

3. No exceptions will be made.

(1) The Florida Real Estate Commission, created by Chapter 475, Part I, Florida Statutes, is a regulatory agency and performs its functions pursuant to Chapter 475, Part I, and such other functions as may be delegated by law. The Commission's membership as set forth in Chapter 475, Part I, Florida Statutes, shall consist of 7 members who shall elect from the members a chairperson and vice chairperson.

(2) Three consecutive unexcused absences or absences constituting 50 percent or more of the Commission's meetings within any 12-month period shall cause the membership in question to become void, and the position shall be considered vacant. An unexcused absence is one where no advance notice of an absence is given to the chairperson, vice chairperson or Director of the Division or, if there is advance notice of an absence, no explanation of the absence is given.

State regulations are updated quarterly; we currently have two versions available. Below is a comparison between our most recent version and the prior quarterly release. More comparison features will be added as we have more versions to compare.

There are three number laws that my students tell me are on the Florida real estate sales associate exam. I call them number laws because they are referred to by the chapter number in the statute, such as Chapter 475.  Some laws are referred to by their name like Fair Housing Act or Sherman-Clayton Anti-Trust Act.  There is probably a better way to describe them then number laws, but it works for me.

The ones we need to know are:

  • Chapter 475, F.S. – Florida Real Estate License Law
  • Chapter 455, F. S. – Rules of the Department of Business and Professional Regulation (DBPR).  These are the laws that apply to all professional licenses, not just real estate licenses.
  • Chapter 61J2, F.A.C. – Rules of the Florida Real Estate Commission (FREC)

You might just be inclined to make three flash cards right now – one card for each of these laws. You need to know the number and what the law is.

These will not be brain-buster questions.  They will be questions like:
